Our fabulous ground floor apartment is found on Calle Nabucco situated on the very popular residential area of PAU 8, Villamartin, Orihuela in the Province of Alicante on the Costa Blanca. It is a traditional Andalucian House within a small gated community of 21 houses and enjoys a lovely aspect overlooking a magnificent pool and garden area which is so delightful. If you enjoy spending your day by the pool then this location will take your breath away. Casa Nabucco is geared up for outdoor living. During a 5 week stay in September and October we had every meal outside on the Terrace or Patio.

 

On entering the apartment you have a spacious living room / dining area with a Smart TV and full UK TV package, Fibre Optic Broadband and air conditioning. It has two bedrooms and two bathrooms. The property is already home from home in terms of facilities and we are hoping to give it that colourful holiday feeling. The kitchen is fully fitted with microwave, electric oven, washing machine and fridge freezer. It has everything to service your  needs on holiday. The master bedroom with a double bed has an en-suite shower room and enjoys a Smart TV. The second bedroom has two single beds, a Smart TV and shares the family bathroom with shower. There are built in wardrobes in each bedroom. There is a hairdryer for your use.

 

The terrace from the living room has a beautiful view to the swimming pool and is South facing so you get the feel of the sun all day. If it gets too hot then pull down the awning which covers the whole of the terrace area. The terrace has a table and chairs where you can enjoy a late breakfast swathed in sunshine.

In front of the terrace we have our own tiled patio and a garden area which is ideal for sunbathing, hosting your own BBQ and just chilling out. It is a beautiful area and for most of the year it is surrounded by flowering shrubs to enhance your stay. The patio area is furnished with a table and chairs, perfect for outdoor dining.  There are also sun loungers and a fabulous BBQ which we built in September 2020. Also there is an outdoor shower which is just a few yards away by the pool.

There is a washing machine and ironing board,  so you don't need to bring too many clothes with you, You could then save yourself some money by reserving some space in your case to enable you to take home your favourite tipple! Buy a nice bottle of Gin for €4.50 from the supermarket.

Linen is provided as are towels for use within the apartment and also ones for use in the pool area / beach.

The aspect of the communal swimming pool and gardens attracted us to this apartment - it is stunning - believed to be the best pool area on the PAU 8 Urbanisation.  Our Community share a pool and gardens which are strictly for our use. The pool area was completely refurbished in March 2023. It is gated and therefore secure and safe for children. Our apartment is the very end property and therefore enjoys superb access to the pool. Many of the owners in this community do not rent their properties and in the main, are used by their family and friends. The gardens are maintained on a daily basis within our Community Charges and are immaculate. In March 2023 we added a Petanque (Boules) pitch to the Community Area which has provided us with great entertainment. There is a set of balls in the Apartment.

There is plenty of car parking in Calle Nabucco and also a small car park for residents just 50 yards from the apartment. We purchased a Seat Ibiza car which is parked in the gated and secure car park on the other side of the pool area. Can be used by our guests.

 

Spanish Law recently decreed that all properties that receive Rental Fees and advertise as such, have to have a Licence and therefore pay 19% Tax on their Rental Profits to the Spanish Government. We have therefore decided not to apply for a Tourist Licence, that we shall only be allowing our close family and friends the use of our apartment.

 

The average rental for this type of property is between £700/£900 per week. We have been told by a letting agency that due to the location of Casa Nabucco, its facilities and the pool area, that we could easily let our apartment out for £900 per week in high season. Please ask Phil or Julia about paying a contribution towards our Utility Bill and Community Charges.The only other additional charge will be €65 for cleaning / key exchange which you pay to our property management company when leaving. We shall NOT be renting out to strangers or friends of friends.
